All tax foreclosure sales are subject to the following:
County and Municipal ad valorem Property Taxes that are not yet delinquent;
Any encumbrances which have priority over the tax liens of Pender County;
All deferred taxes; and,
All outstanding city and county taxes and improvement assessments whether
or not included in the Court's judgment and order for sale.
